Normally, getting your house listing into MLS databases meant signing a contract with a real estate agent. Traditionally, real estate agents have an iron grip on the MLS, which allowed other agents to learn about houses for sale in an area, including houses offered through competing real estate agencies. When the house sold, typically, 6% of the seller's proceeds would be split between the seller's agent and the buyer's agent. That is a lot of money if you ask us…
Now, Brokers Only and nomore6.com, are offering an alternative that has been working since 2007, when the housing crash hit. Our Flat fee listings, in which the seller pays a one-time fee for an MLS listing contract which lets sellers gain a price advantage, because they didn't have to factor a 6% commission into their asking price. With a flat fee MLS listing, you avoid paying the 3% that would normally go to the seller's agent. If a buyer's agent finds the house, the seller would still pay 3% (or whatever amount you decide) to the buyer's agent. However, if a buyer finds your house, or you bring a buyer yourself without a buyer's agent, you owe no commission at all!

Listing on the MLS for a flat fee is the exact same thing as listing with a 6% REALTOR®. You are just paying less money to get the exact same service. We are REALTORS® and the DESIGNATED BROKER. Your listing looks exactly the same as all other listings. You can sell your property to someone not represented by an agent and NOT pay a buyer agent commission, however if an agent brings a buyer, that agent will need to be paid a commission. We normally have you listed within 1-2 business days after we receive the paperwork & photos. This is dependent upon each MLS or each Board of Realtors. In some cases, there are delays on the MLS or Boards that we do not control and can take up to 3-4 days for full MLS listing.

Ultimately, you the seller determine the asking price. We will be sending you a CMA or Comparative Market Analysis report commonly referred as “comps” for your house if your plan warrants this feature. In addition, our agents will analyze the data from previous sales, pending listings and active listings to recommend a sales price. We suggest you point out upgrades, custom features and added bonuses like pools, large lot etc to extenuate a higher list price.
Agents will either deliver a copy to you directly (we will instruct them to do so in the MLS) or email us a copy and we will forward to you.
Depending on your plan, we will send you or install a 'sign post' in your area if you request and is allowed by your HOA (installed by a signpost installation company at no extra charge to you). If you choose this plan, you will get one of Brokers Only For Sale signs to display. The number goes to our office and we can field all phone calls and answer questions on your behalf if your plan includes this.

Yes, you may cancel your listing at anytime, unless your home is under contract. If you cancel within the first 24 hours, we will refund your money minus a $25 fee that our credit card company charges us. After 24 hours, you can still cancel but no refund will be given.
No, only a licensed REALTOR® who is member NAR (National Association of Realtors) and the local MLS board can list on the MLS. There is no other way.
You only pay the flat fee at time of listing and you owe us no money at closing. However, in the State of Arizona, all listings are property of the "LISTING BROKER" and as such, if there is another 'buyers agent' the commission will be paid to the Listing Agent and then paid to the "Buyers Agent" at time of closing. This is only the case if you offer (for example) the 3% to the buyers agent.
The buyer's agent and title company do most of the paperwork, but we are here to assist.
Many sellers do use this option. However, some have never heard of listing for a flat fee and some feel there is some catch or it is too good to be true. The more research you do, you will see this is the best way to sell a property.
Your MLS# is generated at the time we list your property on the MLS. Once listed we will email you a link to your listing and your MLS number.
No, as your listing looks just like all other listings on the MLS. You are listed the exact same way as all other listings. How much money you pay us to list your property is not posted on the MLS and agents are not concerned with how much you paid us, they are only concerned with how much money they will make. We send you out one of our Brokers Only signs, and do not disclose that this is a FLAT FEE listings to ensure you are treated fairly by all parties.
